SUMMARY

The Staff Mechanical Designer leads design/drafting production for projects and is responsible for graphic production and arrangement of construction plans. The Staff Designer is a member of a Project Team and may be the lead designer directing the work of Entry Designers and working closely with Engineers, other designers, Project Managers and clients.

REPORTS TO:  Project Engineer

RESPONSIBILITIES

Technical Requirements

  • Independent ability to prepare the framework of drawing sets with AutoCad and Revit based on KGEI design guidelines and sheet set up templates.
  • Understands building construction means and methods enough to identify when a design strategy will not work and able to propose alternate options.
  • Able to effectively communicate and coordinate with civil, architectural, structural, electrical, and mechanical with project manager assistance.
  • Responsible for producing complete set of construction documents with minimal guidance from a Senior Designer or Project Engineer.
  • Analyze and evaluate building codes to implement compliant design strategies. Includes ability to effectively communicate and obtain favorable interpretations.
  • Demonstrate the ability to size and design domestic water, sanitary, storm, gas and fire protection systems.
  • Demonstrate the ability to size and design piping and ductwork for HVAC systems.
  • Demonstrate ability to perform calculations for sizing equipment. Calculations will be reviewed with a Senior Designer or Project Engineer for final equipment decisions.
  • Demonstrate ability to research code and communicate with code officials to obtain favorable interpretations.
  • Knowledgeable of current industry standards such as ASPE, ASHRAE and NFPA guidelines.
  • Familiar with ASME 31B and SMACNA Duct Construction Standards.
  • Ability to evaluate cost differences between design options and make design decisions that minimize construction cost.
  • Learns to survey existing building conditions with guidance from Senior Designer.
  • Provides input for improvements in design and drafting techniques.
  • Develops a working knowledge of special design circumstances in commercial, educational and healthcare facilities.

Leadership

  • Demonstrates self-awareness of skill level and communicates to seek guidance when working outside skill level.

 Requirements/Qualifications

  • Graduate of technical college and 3 to 10 years of experience.
  • Achieved or preparing for certification in ASHRAE design and/or ASPE certified plumbing design technician.
  • In the process of learning excellent time management skills.

  • Ability to work in a team environment and use participatory decision-making skills.
  • Advanced AutoCAD skills.
  • Professional certifications; ASPE, ASHRAE, or LEED.

Working/Physical Environment

The position does not require a daily physical effort. The position requires use of computers, vehicles, design and general office equipment. Visits to construction sites are needed occasionally. Some construction sites will require use of personal protective equipment including safety shoes, hard hat, safety glasses, etc. Ability to respond to safety alerts and voice commands is required.  The position requires considerable concentration and creativity. It is subject to stress caused by a changing environment, diversity in the organization, tight deadlines and workload.

SUMMARY

The Project Manager is responsible for planning, scheduling, team communication, client communication, budget and coordination with Engineering to assure the project is completed on time, on budget and to the client’s satisfaction. The Project Manager has knowledge of the principles, practices and methods of building M/E/P engineering and construction.

REPORTS TO:   Director of Project Management or President

RESPONSIBILITIES

Project

  • Responsible for understanding, communicating, and meeting owner project requirements.
  • Manage financial responsibility for the project; including revenue forecasting, progress/milestone billings, project financial performance reporting, and maintaining project profit margins.
  • Responsible for coordinating with the engineering directors to allocate resources for projects.
  • Responsible for project execution, including development of project milestones and facilitation of project milestone meetings and deliverables.
  • Responsible for ensuring internal quality objectives are being met.
  • Responsible for project communication and timely distribution including meeting notes, verbal conversations, and project correspondence.
  • Responsible for facilitating team discussions on objectives, schedules, and budgets.
  • Responsible for project change oversight and documentation; including additional services and work that is beyond the original contract.
  • Responsible for providing the marketing department with data for project summaries; general project summary, project size in square feet, construction cost or MEP budget cost.

Construction

  • Attends meetings for pre-bid, value engineering, and bid negotiations when requested/expected by client.
  • Manage Construction Administration staff to ensure that KGEI is in attendance at all construction meetings required by the contract.
  • Manage RFI’s, submittals, review pay applications, and change orders.
  • Notify administration staff upon project completion.

Leadership

  • Creates a positive work environment within team through all means available including respectful and collaborative communication.
  • Assists employees in creating a healthy company culture by guiding communication to the appropriate manager/leader than can resolve issues. Discourages discussions that do not include the manager/leader that has authority in the area being discussed.
  • Seeks Directors guidance on team issues that cannot be resolved within the team. Develops skill to handle team issues without Director’s participation.
  • Works with other Project Managers to share resources to meet billing objectives each month.
  • Participates in client meetings and assists in creating proposals.
  • Understands various aspects of the contract and contract requirements.
  • Mentors design team members on constructive communication with architects, owners, and contractors as well as how to handle construction and design issues.
  • Provides constructive feedback to team members for their growth as employees. Works with Human Resources to document behavior or performance problems that require correction.
  • Ensures that all phases of a project are completed in accordance with Kerr-Greulich’s policies, procedures and practices so that company integrity and reputation is enhanced.
  • Understands and maintains knowledge of the project division you manage (healthcare, commercial, education, retail). Educate yourself on the most up to date practices and innovations that are utilized in these divisions.

Minimum Qualifications

  • Bachelor’s Degree in Sciences/Business or 3 to 5 years’ experience in managing building construction projects.
  • PMP Certification or Bachelor’s Degree in an engineering field.
  • Previous experience leading teams with 8 or more members.
  • Ability to work on and manage a variety of tasks.
  • Knowledge of and experience with common software’s used for project management. Software includes time management, project scheduling, and Microsoft scheduler.

SUMMARY

The Construction Engineer (CE) is responsible for construction oversight as defined by the AIA contract for each project. In general, the CE takes over projects from the design team when bidding begins and oversees project through the end of construction to ensure systems is built in accordance with construction documents.

REPORTS TO:   Directors of Engineering

RESPONSIBILITIES

Project

  • Work independently, as well as with Managers and Engineers, to ensure work at the project site is installed in compliance with the design documents.
  • Interpret and apply contract documents (drawings and specifications) to specific construction projects.
  • Provide guidance to contractors to solve construction problems.
  • Use strong communication and persuasion skills to manage contractor questions while limiting design team involvement on field revision. Communication skills are defined as verbal, written, and sketches (hand drawn or electronic).
  • When the design team is needed on field revisions, the CE acts as a communication conduit between the contractors and the in-house design team.
  • Attend meetings related to bidding, pre-construction and construction.
  • Document construction activities; field reports, pay application review on-site, change order review, and punch lists.
  • Administers construction contract when KGEI is the primary design professional.

Company

  • Develop and maintain knowledge on current construction process for mechanical and electrical systems.
  • Identify risk to the company during construction and notify the Directors of Engineering.
  • Provides accurate field conditions to the design team for existing conditions, construction Requests For Information (RFI’s), building assessments, and reports.
  • Educates the design teams on as-built experiences and the construction/contractor’s perspective relating to design.
  • Provide feedback to Directors of Engineering regarding modern technology construction and construction processes.

Minimum Qualifications

  • Bachelor’s Degree in an engineering field.
  • Minimum five years’ experience creating construction documents for MEP systems
  • Strong negotiating and dispute resolution skills
  • Excellent written/verbal communication and comprehension skills.
  • Ability to read and interpret drawings and specifications.
  • Proficient in Microsoft Word, Outlook scheduling, and Excel.
  • Ability to learn and utilize common software’s for construction management. Software includes Plan Grid, Microsoft scheduler, Newforma, ProjectMates, etc.

Working/Physical Environment

  • Ability to visit construction sites and be required to wear personal protective equipment that may include safety shoes, hard hat, safety glasses, fall protection, harness, etc.
  • Position requires travel, including overnight.
  • Position requires climbing, crawling, standing, sitting, and walking at times in a construction environment.
  • Must be able to respond to visual and audible safety alerts.

RESPONSIBILITIES:

Technical Requirements

  • Evaluate building construction means and methods to provide solutions in construction documents.
  • Responsible for the assembly of a set of mechanical construction documents with no supervision.
  • Able to effectively communicate and coordinate the document production with architectural, structural, electrical, and mechanical disciplines.
  • Analyze and evaluate building codes to implement compliant design strategies.
  • Able to design air and hydronic systems including sizing ductwork and piping for review by the licensed engineer.
  • Able to select mechanical equipment for commercial or retail projects.
  • Knowledge and ability to research and interpret building codes.
  • Knowledge of construction cost and impact of cost on overall budget.
  • Able to assist engineer with load calculations when necessary.
